Is China Yuanbang Property Holdings (SGX:BCD) A Risky Investment?

So it seems the smart money knows that debt - which is usually involved in bankruptcies - is a very important factor, when you assess how risky a company is. We note that China Yuanbang Property Holdings Limited (SGX:BCD) does have debt on its balance sheet. But is this debt a concern to shareholders?

When Is Debt Dangerous?

Debt and other liabilities become risky for a business when it cannot easily fulfill those obligations, either with free cash flow or by raising capital at an attractive price. If things get really bad, the lenders can take control of the business. However, a more frequent (but still costly) occurrence is where a company must issue shares at bargain-basement prices, permanently diluting shareholders, just to shore up its balance sheet. How Much Debt Does China Yuanbang Property Holdings Carry?

The chart below, which you can click on for greater detail, shows that China Yuanbang Property Holdings had CN¥682.0m in debt in December 2022; about the same as the year before. However, because it has a cash reserve of CN¥59.6m, its net debt is less, at about CN¥622.5m.

A Look At China Yuanbang Property Holdings' Liabilities

We can see from the most recent balance sheet that China Yuanbang Property Holdings had liabilities of CN¥1.63b falling due within a year, and liabilities of CN¥410.3m due beyond that. On the other hand, it had cash of CN¥59.6m and CN¥110.5m worth of receivables due within a year. So its liabilities outweigh the sum of its cash and (near-term) receivables by CN¥1.87b.

The deficiency here weighs heavily on the CN¥145.7m company itself, as if a child were struggling under the weight of an enormous back-pack full of books, his sports gear, and a trumpet. So we'd watch its balance sheet closely, without a doubt. At the end of the day, China Yuanbang Property Holdings would probably need a major re-capitalization if its creditors were to demand repayment.

We measure a company's debt load relative to its earnings power by looking at its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and by calculating how easily its earnings before interest and tax (EBIT) cover its interest expense (interest cover). The advantage of this approach is that we take into account both the absolute quantum of debt (with net debt to EBITDA) and the actual interest expenses associated with that debt (with its interest cover ratio).
