When we think about how risky a company is, we always like to look at its use of debt, since debt overload can lead to ruin. A Look At Oberoi Realty's Liabilities

We can see from the most recent balance sheet that Oberoi Realty had liabilities of ₹32.9b falling due within a year, and liabilities of ₹31.4b due beyond that. Offsetting this, it had ₹7.63b in cash and ₹25.3b in receivables that were due within 12 months. So it has liabilities totalling ₹31.3b more than its cash and near-term receivables, combined.

Given Oberoi Realty has a market capitalization of ₹410.1b, it's hard to believe these liabilities pose much threat. However, we do think it is worth keeping an eye on its balance sheet strength, as it may change over time.

In order to size up a company's debt relative to its earnings, we calculate its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and its earnings before interest and tax (EBIT) divided by its interest expense (its interest cover). This way, we consider both the absolute quantum of the debt, as well as the interest rates paid on it.

We'd say that Oberoi Realty's moderate net debt to EBITDA ratio ( being 1.5), indicates prudence when it comes to debt. And its strong interest cover of 14.8 times, makes us even more comfortable. On top of that, Oberoi Realty grew its EBIT by 36% over the last twelve months, and that growth will make it easier to handle its debt. But ultimately the future profitability of the business will decide if Oberoi Realty can strengthen its balance sheet over time. Happily, Oberoi Realty's impressive interest cover implies it has the upper hand on its debt. But we must concede we find its conversion of EBIT to free cash flow has the opposite effect. Looking at all the aforementioned factors together, it strikes us that Oberoi Realty can handle its debt fairly comfortably. Of course, while this leverage can enhance returns on equity, it does bring more risk, so it's worth keeping an eye on this one.
