Schroder European Real Estate Investment Trust's (LON:SERE) Shareholders Are Down 12% On Their Shares
It is a pleasure to report that the Schroder European Real Estate Investment Trust Plc (LON:SERE) is up 58% in the last quarter. But that doesn't change the fact that the returns over the last year have been less than pleasing. After all, the share price is down 12% in the last year, significantly under-performing the market.

When looking at investment returns, it is important to consider the difference between total shareholder return (TSR) and share price return. Whereas the share price return only reflects the change in the share price, the TSR includes the value of dividends (assuming they were reinvested) and the benefit of any discounted capital raising or spin-off. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. As it happens, Schroder European Real Estate Investment Trust's TSR for the last year was -5.3%, which exceeds the share price return mentioned earlier.
