The calculations below outline how an intrinsic value for American Campus Communities is arrived at by discounting future cash flows to their present value using the 2 stage method. Mr. William C. Bayless, Jr., also known as Bill, has been Chief Executive Officer of American Campus Communities, Inc. (“American Campus”) since October 2003 and has served on its Board of Directors since August 2004. He is a co-founder of American Campus Communities, Inc. Mr. Bayless served as President at American Campus Communities, Inc. from October 2003 to January 2017. Mr. Bayless served as Executive Vice President and Chief Operating Officer of the predecessor entities from July 1995 to September 2003, where he directed all aspects of the predecessor entities’ business segments including business development, development and construction management, acquisitions and management services.. Mr. Bayless served as the Director of Operations for Century Development’s student housing division from 1991 to 1993. From 1988 to 1991, Mr. Bayless served as the Director of Marketing responsible for business development and marketing for the student housing division of Cardinal Industries. Mr. Bayless began his career in student housing with Allen & O’Hara where he held the positions of Resident Assistant, Resident Manager and Area Marketing Coordinator from 1984 to 1988. He spent the first six years of his career with traditional real estate companies. In 2007, he was the Regional Winner of the coveted Ernst and Young Entrepreneur of the Year award and was subsequently named as a National Finalist. In 2015, he was featured by Commercial Property Executive as one of commercial real estate’s Most Innovative Executives. In 2017, he was named the Ernst & Young Entrepreneur of the Year in the category of real estate, construction and lodging. He has also been featured in prominent publications, such as The Wall Street Journal, Forbes and The New York Times; has made numerous appearances on CNBC; and has been featured on ABC’s Nightline. He is frequently invited to speak nationally and at business schools regarding American Campus’ success and his personal success as an entrepreneur. He has been recognized by his alma mater, West Virginia University, where he was added to the College of Business & Economics Roll of Distinguished Alumni and has been inducted into the WVU Academy of Distinguished Alumni. He is also a Member of Mensa International. On the charitable front, he serves as the Chairman and was instrumental in the formation of American Campus Charities Foundation. He also currently serves one the Board for the Rise School of Austin.
