Discounted Cash Flow Calculation for NYSE:UDR using 2 Stage Free Cash Flow to Equity using Adjusted Funds From Operations Model

The calculations below outline how an intrinsic value for UDR is arrived at by discounting future cash flows to their present value using the 2 stage method. We try to start with analysts estimates of free cash flow, however if these are not available we use the most recent financial results. In the 1st stage we continue to grow the free cash flow over a 10 year period, with the growth rate trending towards the perpetual growth rate used in the 2nd stage. Mr. Thomas W. Toomey, also known as Tom, has been the Chief Executive Officer and Director of UDR, Inc. since February 2001 and served as President since February 2001 until January 1, 2019. Mr. Toomey has been Chairman of the Board at UDR Inc. since January 1, 2018. Prior to joining the firm, Mr. Toomey served as the Chief Operating Officer and Chief Financial Officer at Apartment Investment and Management Company (AIMCO) where, he was instrumental in the growth of firm from 34,000 apartment units to 360,000 units. He served as a Senior Vice President at Lincoln Property Company from 1990 to 1995 and Audit Manager serving real estate clients at Arthur Andersen & Co. Mr. Toomey has been a Director of The Ryland Group Inc. since December 12, 2013. He serves as a Member of the Board at the National Association of Real Estate Investment Trusts Inc. (NAREIT) and the National Multi Housing Council (NMHC). Mr. Toomey is a Member of the Real Estate Roundtable, Pension Real Estate Association (PREA). He is an Urban Land Institute Governor and a Trustee of the Oregon State University Foundation. He serves as Co-Chairman of Tax Policy Advisory Committee at Real Estate Roundtable. Mr. Toomey received a BS in Business Administration and Finance from Oregon State University in 1982.
