Positive earnings growth hasn't been enough to get KDX Realty Investment (TSE:8972) shareholders a favorable return over the last five years

In order to justify the effort of selecting individual stocks, it's worth striving to beat the returns from a market index fund. But in any portfolio, there will be mixed results between individual stocks. At this point some shareholders may be questioning their investment in KDX Realty Investment Corporation (TSE:8972), since the last five years saw the share price fall 29%.

Although the past week has been more reassuring for shareholders, they're still in the red over the last five years, so let's see if the underlying business has been responsible for the decline.

In his essay The Superinvestors of Graham-and-Doddsville Warren Buffett described how share prices do not always rationally reflect the value of a business. One flawed but reasonable way to assess how sentiment around a company has changed is to compare the earnings per share (EPS) with the share price.

While the share price declined over five years, KDX Realty Investment actually managed to increase EPS by an average of 12% per year. What About Dividends?

It is important to consider the total shareholder return, as well as the share price return, for any given stock. The TSR is a return calculation that accounts for the value of cash dividends (assuming that any dividend received was reinvested) and the calculated value of any discounted capital raisings and spin-offs. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. As it happens, KDX Realty Investment's TSR for the last 5 years was -10%, which exceeds the share price return mentioned earlier. This is largely a result of its dividend payments!
