CRE (TSE:3458) Will Pay A Larger Dividend Than Last Year At ¥26.00

CRE, Inc. (TSE:3458) will increase its dividend from last year's comparable payment on the 10th of October to ¥26.00. This takes the annual payment to 1.9% of the current stock price, which unfortunately is below what the industry is paying.

CRE's Payment Has Solid Earnings Coverage

It would be nice for the yield to be higher, but we should also check if higher levels of dividend payment would be sustainable. Prior to this announcement, CRE's earnings easily covered the dividend, but free cash flows were negative. We think that cash flows should take priority over earnings, so this is definitely a worry for the dividend going forward.

The next year is set to see EPS grow by 30.1%. Assuming the dividend continues along recent trends, we think the payout ratio could be 29% by next year, which is in a pretty sustainable range.

CRE Doesn't Have A Long Payment History

It is great to see that CRE has been paying a stable dividend for a number of years now, however we want to be a bit cautious about whether this will remain true through a full economic cycle. Since 2015, the dividend has gone from ¥2.50 total annually to ¥26.00. This implies that the company grew its distributions at a yearly rate of about 30% over that duration. The dividend has been growing rapidly, however with such a short payment history we can't know for sure if payment can continue to grow over the long term, so caution may be warranted.

The Dividend Looks Likely To Grow

The company's investors will be pleased to have been receiving dividend income for some time. CRE has seen EPS rising for the last five years, at 13% per annum. CRE definitely has the potential to grow its dividend in the future with earnings on an uptrend and a low payout ratio.

Our Thoughts On CRE's Dividend

In summary, while it's always good to see the dividend being raised, we don't think CRE's payments are rock solid. While the low payout ratio is a redeeming feature, this is offset by the minimal cash to cover the payments. We would probably look elsewhere for an income investment.
