Mahindra Lifespace Developers' (NSE:MAHLIFE) Dividend Will Be Increased To ₹2.80

The board of Mahindra Lifespace Developers Limited (NSE:MAHLIFE) has announced that it will be paying its dividend of ₹2.80 on the 24th of August, an increased payment from last year's comparable dividend. This takes the dividend yield to 0.8%, which shareholders will be pleased with.

Mahindra Lifespace Developers' Projected Earnings Seem Likely To Cover Future Distributions

We like to see robust dividend yields, but that doesn't matter if the payment isn't sustainable. Before making this announcement, Mahindra Lifespace Developers was paying out a fairly large proportion of earnings, and it wasn't generating positive free cash flows either. Generally, we think that this would be a risky long term practice.

Looking forward, earnings per share is forecast to rise exponentially over the next year. If the dividend extends its recent trend, estimates say the dividend could reach 20%, which we would be comfortable to see continuing.

Dividend Volatility

While the company has been paying a dividend for a long time, it has cut the dividend at least once in the last 10 years. Since 2015, the annual payment back then was ₹2.00, compared to the most recent full-year payment of ₹2.80. This implies that the company grew its distributions at a yearly rate of about 3.4% over that duration. It's encouraging to see some dividend growth, but the dividend has been cut at least once, and the size of the cut would eliminate most of the growth anyway, which makes this less attractive as an income investment.

The Dividend Looks Likely To Grow

Given that the dividend has been cut in the past, we need to check if earnings are growing and if that might lead to stronger dividends in the future. Mahindra Lifespace Developers has impressed us by growing EPS at 50% per year over the past five years. However, Mahindra Lifespace Developers isn't reinvesting a lot back into the business, so we wonder how quickly it will be able to grow in the future.

Our Thoughts On Mahindra Lifespace Developers' Dividend

In summary, while it's always good to see the dividend being raised, we don't think Mahindra Lifespace Developers' payments are rock solid. While Mahindra Lifespace Developers is earning enough to cover the payments, the cash flows are lacking. We would probably look elsewhere for an income investment.

It's important to note that companies having a consistent dividend policy will generate greater investor confidence than those having an erratic one.
