PATRIZIA SE (ETR:PAT) will increase its dividend on the 30th of May to €0.33, which is 3.1% higher than last year's payment from the same period of €0.32. Despite this raise, the dividend yield of 3.0% is only a modest boost to shareholder returns.

PATRIZIA's Payment Has Solid Earnings Coverage
It would be nice for the yield to be higher, but we should also check if higher levels of dividend payment would be sustainable. Prior to this announcement, PATRIZIA's dividend made up quite a large proportion of earnings but only 32% of free cash flows. In general, cash flows are more important than earnings, so we are comfortable that the dividend will be sustainable going forward, especially with so much cash left over for reinvestment.
Looking forward, earnings per share is forecast to rise by 101.2% over the next year. Under the assumption that the dividend will continue along recent trends, we think the payout ratio could be 45% which would be quite comfortable going to take the dividend forward.
PATRIZIA Doesn't Have A Long Payment History
It is great to see that PATRIZIA has been paying a stable dividend for a number of years now, however we want to be a bit cautious about whether this will remain true through a full economic cycle. Since 2018, the annual payment back then was €0.25, compared to the most recent full-year payment of €0.32. This works out to be a compound annual growth rate (CAGR) of approximately 5.1% a year over that time. Investors will likely want to see a longer track record of growth before making decision to add this to their income portfolio.
Dividend Growth Is Doubtful
Some investors will be chomping at the bit to buy some of the company's stock based on its dividend history. Let's not jump to conclusions as things might not be as good as they appear on the surface. It's not great to see that PATRIZIA's earnings per share has fallen at approximately 6.0% per year over the past five years. Declining earnings will inevitably lead to the company paying a lower dividend in line with lower profits. Earnings are forecast to grow over the next 12 months and if that happens we could still be a little bit cautious until it becomes a pattern.

In summary, while it's always good to see the dividend being raised, we don't think PATRIZIA's payments are rock solid. The company is generating plenty of cash, which could maintain the dividend for a while, but the track record hasn't been great. Overall, we don't think this company has the makings of a good income stock.
