Legendary fund manager Li Lu (who Charlie Munger backed) once said, 'The biggest investment risk is not the volatility of prices, but whether you will suffer a permanent loss of capital.' It's only natural to consider a company's balance sheet when you examine how risky it is, since debt is often involved when a business collapses. As with many other companies Deutsche Real Estate AG (FRA:DRE2) makes use of debt. But the more important question is: how much risk is that debt creating?
Why Does Debt Bring Risk?
Debt and other liabilities become risky for a business when it cannot easily fulfill those obligations, either with free cash flow or by raising capital at an attractive price. If things get really bad, the lenders can take control of the business. However, a more usual (but still expensive) situation is where a company must dilute shareholders at a cheap share price simply to get debt under control. Of course, plenty of companies use debt to fund growth, without any negative consequences. The first step when considering a company's debt levels is to consider its cash and debt together.
What Is Deutsche Real Estate's Net Debt?
The chart below, which you can click on for greater detail, shows that Deutsche Real Estate had €40.4m in debt in June 2025; about the same as the year before. However, it also had €31.1m in cash, and so its net debt is €9.37m.
How Healthy Is Deutsche Real Estate's Balance Sheet?
According to the last reported balance sheet, Deutsche Real Estate had liabilities of €13.7m due within 12 months, and liabilities of €102.0m due beyond 12 months. Offsetting these obligations, it had cash of €31.1m as well as receivables valued at €1.52m due within 12 months. So it has liabilities totalling €83.2m more than its cash and near-term receivables, combined.
This deficit is considerable relative to its market capitalization of €137.9m, so it does suggest shareholders should keep an eye on Deutsche Real Estate's use of debt. This suggests shareholders would be heavily diluted if the company needed to shore up its balance sheet in a hurry.

In order to size up a company's debt relative to its earnings, we calculate its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and its earnings before interest and tax (EBIT) divided by its interest expense (its interest cover). This way, we consider both the absolute quantum of the debt, as well as the interest rates paid on it.
Deutsche Real Estate has a low debt to EBITDA ratio of only 0.59. But the really cool thing is that it actually managed to receive more interest than it paid, over the last year. So it's fair to say it can handle debt like a hotshot teppanyaki chef handles cooking. Fortunately, Deutsche Real Estate grew its EBIT by 2.9% in the last year, making that debt load look even more manageable. The balance sheet is clearly the area to focus on when you are analysing debt. But you can't view debt in total isolation; since Deutsche Real Estate will need earnings to service that debt. Finally, while the tax-man may adore accounting profits, lenders only accept cold hard cash. So we always check how much of that EBIT is translated into free cash flow. Over the most recent three years, Deutsche Real Estate recorded free cash flow worth 75% of its EBIT, which is around normal, given free cash flow excludes interest and tax. This free cash flow puts the company in a good position to pay down debt, when appropriate.
Our View
Happily, Deutsche Real Estate's impressive interest cover implies it has the upper hand on its debt. But truth be told we feel its level of total liabilities does undermine this impression a bit. All these things considered, it appears that Deutsche Real Estate can comfortably handle its current debt levels. On the plus side, this leverage can boost shareholder returns, but the potential downside is more risk of loss, so it's worth monitoring the balance sheet.
