NEPI Rockcastle (JSE:NRP) Will Pay A Larger Dividend Than Last Year At €5.69
NEPI Rockcastle N.V. (JSE:NRP) will increase its dividend from last year's comparable payment on the 6th of April to €5.69. This takes the annual payment to 8.8% of the current stock price, which is about average for the industry.

NEPI Rockcastle Doesn't Earn Enough To Cover Its Payments
We aren't too impressed by dividend yields unless they can be sustained over time. Prior to this announcement, NEPI Rockcastle's dividend was making up a very large proportion of earnings and perhaps more concerning was that it was 104% of cash flows. Paying out such a high proportion of cash flows certainly exposes the company to cutting the dividend if cash flows were to reduce.
Earnings per share could rise by 49.2% over the next year if things go the same way as they have for the last few years. If the dividend continues on its recent course, the payout ratio in 12 months could be 883%, which is a bit high and could start applying pressure to the balance sheet.
NEPI Rockcastle's Dividend Has Lacked Consistency
Even in its relatively short history, the company has reduced the dividend at least once. If the company cuts once, it definitely isn't argument against the possibility of it cutting in the future. The dividend has gone from an annual total of €0.45 in 2018 to the most recent total annual payment of €0.507. This works out to be a compound annual growth rate (CAGR) of approximately 2.4% a year over that time. The dividend has seen some fluctuations in the past, so even though the dividend was raised this year, we should remember that it has been cut in the past.
The Dividend Looks Likely To Grow
With a relatively unstable dividend, it's even more important to see if earnings per share is growing. We are encouraged to see that NEPI Rockcastle has grown earnings per share at 49% per year over the past five years. Earnings per share is growing nicely, but the company is paying out most of its earnings as dividends. This might be sustainable, but we wonder why NEPI Rockcastle is not retaining those earnings to reinvest in growth.
In Summary
Overall, this is probably not a great income stock, even though the dividend is being raised at the moment. With cash flows lacking, it is difficult to see how the company can sustain a dividend payment. We don't think NEPI Rockcastle is a great stock to add to your portfolio if income is your focus.
