Need To Know: MAS Real Estate Inc. (JSE:MSP) Insiders Have Been Buying Shares

We've lost count of how many times insiders have accumulated shares in a company that goes on to improve markedly. Unfortunately, there are also plenty of examples of share prices declining precipitously after insiders have sold shares. So shareholders might well want to know whether insiders have been buying or selling shares in MAS Real Estate Inc. (JSE:MSP).

What Is Insider Selling?

It's quite normal to see company insiders, such as board members, trading in company stock, from time to time. However, such insiders must disclose their trading activities, and not trade on inside information.

We don't think shareholders should simply follow insider transactions. But equally, we would consider it foolish to ignore insider transactions altogether. As Peter Lynch said, 'insiders might sell their shares for any number of reasons, but they buy them for only one: they think the price will rise'.

MAS Real Estate Insider Transactions Over The Last Year

In the last twelve months, the biggest single purchase by an insider was when Chief Investment Officer Jonathan Knight bought R921k worth of shares at a price of R19.17 per share. That means that even when the share price was higher than R12.38 (the recent price), an insider wanted to purchase shares. While their view may have changed since the purchase was made, this does at least suggest they have had confidence in the company's future. To us, it's very important to consider the price insiders pay for shares. Generally speaking, it catches our eye when insiders have purchased shares at above current prices, as it suggests they believed the shares were worth buying, even at a higher price.

While MAS Real Estate insiders bought shares during the last year, they didn't sell. They paid about R13.32 on average. These transactions suggest that insiders have considered the current price attractive. We do note, however, it is possible insiders have an indirect interest through a private company or other corporate structure. Overall, this level of ownership isn't that impressive, but it's certainly better than nothing!
