The past five years for Growthpoint Properties (JSE:GRT) investors has not been profitable

At this point some shareholders may be questioning their investment in Growthpoint Properties Limited (JSE:GRT), since the last five years saw the share price fall 50%.

The most recent dividend was actually lower than it was in the past, so that may have sent the share price lower.

What About Dividends?

It is important to consider the total shareholder return, as well as the share price return, for any given stock. The TSR incorporates the value of any spin-offs or discounted capital raisings, along with any dividends, based on the assumption that the dividends are reinvested. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. As it happens, Growthpoint Properties' TSR for the last 5 years was -15%, which exceeds the share price return mentioned earlier. And there's no prize for guessing that the dividend payments largely explain the divergence!

A Different Perspective

We're pleased to report that Growthpoint Properties shareholders have received a total shareholder return of 20% over one year. And that does include the dividend. There's no doubt those recent returns are much better than the TSR loss of 3% per year over five years. This makes us a little wary, but the business might have turned around its fortunes. I find it very interesting to look at share price over the long term as a proxy for business performance. But to truly gain insight, we need to consider other information, too.
