If, on the other hand, you like companies that have revenue, and even earn profits, then you may well be interested in EastGroup Properties (NYSE:EGP). Even if the shares are fully valued today, most capitalists would recognize its profits as the demonstration of steady value generation. Loss-making companies are always racing against time to reach financial sustainability, but time is often a friend of the profitable company, especially if it is growing.

How Fast Is EastGroup Properties Growing?

As one of my mentors once told me, share price follows earnings per share (EPS). It's no surprise, then, that I like to invest in companies with EPS growth. Over the last three years, EastGroup Properties has grown EPS by 8.8% per year. That growth rate is fairly good, assuming the company can keep it up.

One way to double-check a company's growth is to look at how its revenue, and earnings before interest and tax (EBIT) margins are changing. EastGroup Properties maintained stable EBIT margins over the last year, all while growing revenue 11% to US$357m. That's a real positive.

Are EastGroup Properties Insiders Aligned With All Shareholders?

We would not expect to see insiders owning a large percentage of a US$5.4b company like EastGroup Properties. But we do take comfort from the fact that they are investors in the company. Notably, they have an enormous stake in the company, worth US$107m. I would find that kind of skin in the game quite encouraging, if I owned shares, since it would ensure that the leaders of the company would also experience my success, or failure, with the stock.

It's good to see that insiders are invested in the company, but are remuneration levels reasonable? Well, based on the CEO pay, I'd say they are indeed. For companies with market capitalizations between US$4.0b and US$12b, like EastGroup Properties, the median CEO pay is around US$6.9m.

The EastGroup Properties CEO received US$4.7m in compensation for the year ending . That seems pretty reasonable, especially given its below the median for similar sized companies. CEO compensation is hardly the most important aspect of a company to consider, but when its reasonable that does give me a little more confidence that leadership are looking out for shareholder interests. I'd also argue reasonable pay levels attest to good decision making more generally.

Does EastGroup Properties Deserve A Spot On Your Watchlist?

One important encouraging feature of EastGroup Properties is that it is growing profits. The fact that EPS is growing is a genuine positive for EastGroup Properties, but the pretty picture gets better than that. With a meaningful level of insider ownership, and reasonable CEO pay, a reasonable mind might conclude that this is one stock worth watching. We don't want to rain on the parade too much, but we did also find 4 warning signs for EastGroup Properties (1 is a bit unpleasant!) that you need to be mindful of.
