Mapletree Commercial Trust (SGX:N2IU) Has Gifted Shareholders With A Fantastic 103% Total Return On Their Investment
Stock pickers are generally looking for stocks that will outperform the broader market. And while active stock picking involves risks (and requires diversification) it can also provide excess returns. To wit, the Mapletree Commercial Trust share price has climbed 55% in five years, easily topping the market decline of 12% (ignoring dividends).

While markets are a powerful pricing mechanism, share prices reflect investor sentiment, not just underlying business performance. By comparing earnings per share (EPS) and share price changes over time, we can get a feel for how investor attitudes to a company have morphed over time.
During five years of share price growth, Mapletree Commercial Trust actually saw its EPS drop 47% per year.
Essentially, it doesn't seem likely that investors are focused on EPS. Since the change in EPS doesn't seem to correlate with the change in share price, it's worth taking a look at other metrics.
On the other hand, Mapletree Commercial Trust's revenue is growing nicely, at a compound rate of 11% over the last five years. It's quite possible that management are prioritizing revenue growth over EPS growth at the moment.

What About Dividends?
As well as measuring the share price return, investors should also consider the total shareholder return (TSR). Whereas the share price return only reflects the change in the share price, the TSR includes the value of dividends (assuming they were reinvested) and the benefit of any discounted capital raising or spin-off. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. We note that for Mapletree Commercial Trust the TSR over the last 5 years was 103%, which is better than the share price return mentioned above. This is largely a result of its dividend payments!
A Different Perspective
The total return of 11% received by Mapletree Commercial Trust shareholders over the last year isn't far from the market return of -10%. Longer term investors wouldn't be so upset, since they would have made 15%, each year, over five years. If the stock price has been impacted by changing sentiment, rather than deteriorating business conditions, it could spell opportunity. While it is well worth considering the different impacts that market conditions can have on the share price, there are other factors that are even more important.
