Does Indiabulls Real Estate (NSE:IBREALEST) Have A Healthy Balance Sheet?
Howard Marks put it nicely when he said that, rather than worrying about share price volatility, 'The possibility of permanent loss is the risk I worry about... and every practical investor I know worries about.' So it seems the smart money knows that debt - which is usually involved in bankruptcies - is a very important factor, when you assess how risky a company is. We can see that Indiabulls Real Estate Limited (NSE:IBREALEST) does use debt in its business. But is this debt a concern to shareholders?
Why Does Debt Bring Risk?
Debt and other liabilities become risky for a business when it cannot easily fulfill those obligations, either with free cash flow or by raising capital at an attractive price. Ultimately, if the company can't fulfill its legal obligations to repay debt, shareholders could walk away with nothing. However, a more frequent (but still costly) occurrence is where a company must issue shares at bargain-basement prices, permanently diluting shareholders, just to shore up its balance sheet. The image below, which you can click on for greater detail, shows that Indiabulls Real Estate had debt of ₹13.8b at the end of September 2021, a reduction from ₹26.9b over a year. However, because it has a cash reserve of ₹2.27b, its net debt is less, at about ₹11.5b.
How Strong Is Indiabulls Real Estate's Balance Sheet?
Zooming in on the latest balance sheet data, we can see that Indiabulls Real Estate had liabilities of ₹42.2b due within 12 months and liabilities of ₹3.89b due beyond that. Offsetting this, it had ₹2.27b in cash and ₹5.03b in receivables that were due within 12 months. So its liabilities outweigh the sum of its cash and (near-term) receivables by ₹38.8b.
While this might seem like a lot, it is not so bad since Indiabulls Real Estate has a market capitalization of ₹75.8b, and so it could probably strengthen its balance sheet by raising capital if it needed to. However, it is still worthwhile taking a close look at its ability to pay off debt.

If it can keep walking that path it will be in a position to shed its debt with relative ease. The balance sheet is clearly the area to focus on when you are analysing debt. Indiabulls Real Estate's conversion of EBIT to free cash flow and net debt to EBITDA definitely weigh on it, in our esteem. But the good news is it seems to be able to grow its EBIT with ease. Taking the abovementioned factors together we do think Indiabulls Real Estate's debt poses some risks to the business. So while that leverage does boost returns on equity, we wouldn't really want to see it increase from here. The balance sheet is clearly the area to focus on when you are analysing debt.
