Grand City Properties' (ETR:GYC) Shareholders Are Down 11% On Their Shares

It's easy to match the overall market return by buying an index fund. When you buy individual stocks, you can make higher profits, but you also face the risk of under-performance. For example, the Grand City Properties S.A. (ETR:GYC) share price is down 11% in the last year. That's well below the market return of 8.6%. On the other hand, the stock is actually up 9.7% over three years.

There is no denying that markets are sometimes efficient, but prices do not always reflect underlying business performance. What About Dividends?

It is important to consider the total shareholder return, as well as the share price return, for any given stock. Whereas the share price return only reflects the change in the share price, the TSR includes the value of dividends (assuming they were reinvested) and the benefit of any discounted capital raising or spin-off. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. In the case of Grand City Properties, it has a TSR of -7.7% for the last year. That exceeds its share price return that we previously mentioned. And there's no prize for guessing that the dividend payments largely explain the divergence!

A Different Perspective

While the broader market gained around 8.6% in the last year, Grand City Properties shareholders lost 7.7% (even including dividends). However, keep in mind that even the best stocks will sometimes underperform the market over a twelve month period. On the bright side, long term shareholders have made money, with a gain of 5% per year over half a decade.
