Here's Why SEG Suisse Estate Group (BRN:SEGN) Can Manage Its Debt Responsibly
The external fund manager backed by Berkshire Hathaway's Charlie Munger, Li Lu, makes no bones about it when he says 'The biggest investment risk is not the volatility of prices, but whether you will suffer a permanent loss of capital.' So it might be obvious that you need to consider debt, when you think about how risky any given stock is, because too much debt can sink a company. As with many other companies SEG Suisse Estate Group SA (BRN:SEGN) makes use of debt. But is this debt a concern to shareholders?
When Is Debt Dangerous?
Debt assists a business until the business has trouble paying it off, either with new capital or with free cash flow. Ultimately, if the company can't fulfill its legal obligations to repay debt, shareholders could walk away with nothing. However, a more common (but still painful) scenario is that it has to raise new equity capital at a low price, thus permanently diluting shareholders. The image below, which you can click on for greater detail, shows that at June 2021 SEG Suisse Estate Group had debt of CHF47.9m, up from CHF43.1m in one year. However, it also had CHF21.4m in cash, and so its net debt is CHF26.5m.
How Healthy Is SEG Suisse Estate Group's Balance Sheet?
We can see from the most recent balance sheet that SEG Suisse Estate Group had liabilities of CHF19.6m falling due within a year, and liabilities of CHF41.7m due beyond that. Offsetting this, it had CHF21.4m in cash and CHF6.24m in receivables that were due within 12 months. So it has liabilities totalling CHF33.7m more than its cash and near-term receivables, combined.
SEG Suisse Estate Group has a market capitalization of CHF108.2m, so it could very likely raise cash to ameliorate its balance sheet, if the need arose. However, it is still worthwhile taking a close look at its ability to pay off debt.

SEG Suisse Estate Group's net debt to EBITDA ratio of about 1.9 suggests only moderate use of debt. And its strong interest cover of 23.2 times, makes us even more comfortable. One way SEG Suisse Estate Group could vanquish its debt would be if it stops borrowing more but continues to grow EBIT at around 11%, as it did over the last year. Happily, SEG Suisse Estate Group's impressive interest cover implies it has the upper hand on its debt. Taking all this data into account, it seems to us that SEG Suisse Estate Group takes a pretty sensible approach to debt. While that brings some risk, it can also enhance returns for shareholders.
