Is China New Town Development (HKG:1278) A Risky Investment?

We note that China New Town Development Company Limited (HKG:1278) does have debt on its balance sheet. But is this debt a concern to shareholders?

How Healthy Is China New Town Development's Balance Sheet?

The latest balance sheet data shows that China New Town Development had liabilities of CN¥936.5m due within a year, and liabilities of CN¥2.27b falling due after that. Offsetting these obligations, it had cash of CN¥3.11b as well as receivables valued at CN¥687.0m due within 12 months. So it actually has CN¥589.9m more liquid assets than total liabilities.

This luscious liquidity implies that China New Town Development's balance sheet is sturdy like a giant sequoia tree. Having regard to this fact, we think its balance sheet is as strong as an ox. Succinctly put, China New Town Development boasts net cash, so it's fair to say it does not have a heavy debt load!

It was also good to see that despite losing money on the EBIT line last year, China New Town Development turned things around in the last 12 months, delivering and EBIT of CN¥309m.
