Is Aseana Properties (LON:ASPL) A Risky Investment?

It's only natural to consider a company's balance sheet when you examine how risky it is, since debt is often involved when a business collapses. Importantly, Aseana Properties Limited (LON:ASPL) does carry debt. But should shareholders be worried about its use of debt?

What Risk Does Debt Bring?

Generally speaking, debt only becomes a real problem when a company can't easily pay it off, either by raising capital or with its own cash flow. Ultimately, if the company can't fulfill its legal obligations to repay debt, shareholders could walk away with nothing. As you can see below, Aseana Properties had US$32.7m of debt at June 2022, down from US$97.0m a year prior. However, it also had US$8.85m in cash, and so its net debt is US$23.9m.

A Look At Aseana Properties' Liabilities

According to the last reported balance sheet, Aseana Properties had liabilities of US$56.9m due within 12 months, and liabilities of US$36.2m due beyond 12 months. On the other hand, it had cash of US$8.85m and US$13.7m worth of receivables due within a year. So it has liabilities totalling US$70.6m more than its cash and near-term receivables, combined.

The deficiency here weighs heavily on the US$24.8m company itself, as if a child were struggling under the weight of an enormous back-pack full of books, his sports gear, and a trumpet. So we definitely think shareholders need to watch this one closely. At the end of the day, Aseana Properties would probably need a major re-capitalization if its creditors were to demand repayment. It seems likely shareholders hope that Aseana Properties can significantly advance the business plan before too long, because it doesn't have any significant revenue at the moment.

Caveat Emptor

While Aseana Properties's falling revenue is about as heartwarming as a wet blanket, arguably its earnings before interest and tax (EBIT) loss is even less appealing. Its EBIT loss was a whopping US$6.3m. Combining this information with the significant liabilities we already touched on makes us very hesitant about this stock, to say the least. Of course, it may be able to improve its situation with a bit of luck and good execution. Nevertheless, we would not bet on it given that it vaporized US$6.4m in cash over the last twelve months, and it doesn't have much by way of liquid assets. So we think this stock is risky, like walking through a dirty dog park with a mask on. There's no doubt that we learn most about debt from the balance sheet. But ultimately, every company can contain risks that exist outside of the balance sheet.
