Here's Why CBRE Group (NYSE:CBRE) Can Manage Its Debt Responsibly
The external fund manager backed by Berkshire Hathaway's Charlie Munger, Li Lu, makes no bones about it when he says 'The biggest investment risk is not the volatility of prices, but whether you will suffer a permanent loss of capital.' When we think about how risky a company is, we always like to look at its use of debt, since debt overload can lead to ruin. We note that CBRE Group, Inc. (NYSE:CBRE) does have debt on its balance sheet. But the real question is whether this debt is making the company risky.
Why Does Debt Bring Risk?
Debt is a tool to help businesses grow, but if a business is incapable of paying off its lenders, then it exists at their mercy. If things get really bad, the lenders can take control of the business. However, a more frequent (but still costly) occurrence is where a company must issue shares at bargain-basement prices, permanently diluting shareholders, just to shore up its balance sheet. Of course, debt can be an important tool in businesses, particularly capital heavy businesses. The first step when considering a company's debt levels is to consider its cash and debt together.

How Much Debt Does CBRE Group Carry?
You can click the graphic below for the historical numbers, but it shows that as of December 2024 CBRE Group had US$4.19b of debt, an increase on US$3.50b, over one year. However, it does have US$1.11b in cash offsetting this, leading to net debt of about US$3.07b.
How Strong Is CBRE Group's Balance Sheet?
According to the last reported balance sheet, CBRE Group had liabilities of US$9.29b due within 12 months, and liabilities of US$5.90b due beyond 12 months. Offsetting these obligations, it had cash of US$1.11b as well as receivables valued at US$7.54b due within 12 months. So its liabilities total US$6.54b more than the combination of its cash and short-term receivables.
Since publicly traded CBRE Group shares are worth a very impressive total of US$42.0b, it seems unlikely that this level of liabilities would be a major threat. However, we do think it is worth keeping an eye on its balance sheet strength, as it may change over time.
We use two main ratios to inform us about debt levels relative to earnings. The first is net debt divided by earnings before interest, tax, depreciation, and amortization (EBITDA), while the second is how many times its earnings before interest and tax (EBIT) covers its interest expense (or its interest cover, for short). Thus we consider debt relative to earnings both with and without depreciation and amortization expenses.
Looking at its net debt to EBITDA of 1.4 and interest cover of 6.7 times, it seems to us that CBRE Group is probably using debt in a pretty reasonable way. So we'd recommend keeping a close eye on the impact financing costs are having on the business. Another good sign is that CBRE Group has been able to increase its EBIT by 23% in twelve months, making it easier to pay down debt. The balance sheet is clearly the area to focus on when you are analysing debt. But ultimately the future profitability of the business will decide if CBRE Group can strengthen its balance sheet over time. Finally, a business needs free cash flow to pay off debt; accounting profits just don't cut it. So the logical step is to look at the proportion of that EBIT that is matched by actual free cash flow. Over the most recent three years, CBRE Group recorded free cash flow worth 73% of its EBIT, which is around normal, given free cash flow excludes interest and tax. This cold hard cash means it can reduce its debt when it wants to.
Our View
CBRE Group's conversion of EBIT to free cash flow suggests it can handle its debt as easily as Cristiano Ronaldo could score a goal against an under 14's goalkeeper. And that's just the beginning of the good news since its EBIT growth rate is also very heartening. Zooming out, CBRE Group seems to use debt quite reasonably; and that gets the nod from us. After all, sensible leverage can boost returns on equity.
