These 4 Measures Indicate That Singapore Land Group (SGX:U06) Is Using Debt Reasonably Well

Why Does Debt Bring Risk?

Debt is a tool to help businesses grow, but if a business is incapable of paying off its lenders, then it exists at their mercy. How Healthy Is Singapore Land Group's Balance Sheet?

We can see from the most recent balance sheet that Singapore Land Group had liabilities of S$268.0m falling due within a year, and liabilities of S$841.5m due beyond that. On the other hand, it had cash of S$129.0m and S$175.5m worth of receivables due within a year. So its liabilities total S$805.1m more than the combination of its cash and short-term receivables.

Given Singapore Land Group has a market capitalization of S$4.58b, it's hard to believe these liabilities pose much threat. However, we do think it is worth keeping an eye on its balance sheet strength, as it may change over time.

We measure a company's debt load relative to its earnings power by looking at its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and by calculating how easily its earnings before interest and tax (EBIT) cover its interest expense (interest cover). Thus we consider debt relative to earnings both with and without depreciation and amortization expenses.

We'd say that Singapore Land Group's moderate net debt to EBITDA ratio ( being 1.6), indicates prudence when it comes to debt. And its commanding EBIT of 1k times its interest expense, implies the debt load is as light as a peacock feather. Also good is that Singapore Land Group grew its EBIT at 10% over the last year, further increasing its ability to manage debt. Looking at the bigger picture, we think Singapore Land Group's use of debt seems quite reasonable and we're not concerned about it. After all, sensible leverage can boost returns on equity.
