Shareholders In Mivne Real Estate (K.D) (TLV:MVNE) Should Look Beyond Earnings For The Full Story
The latest earnings release from Mivne Real Estate (K.D) Ltd (TLV:MVNE ) disappointed investors. We did some digging and found some underlying numbers that are worrying.
The Power Of Non-Operating Revenue
At most companies, some revenue streams, such as government grants, are accounted for as non-operating revenue, while the core business is said to produce operating revenue. Oftentimes, non-operating revenue spikes are not repeated, so it makes sense to be cautious where non-operating revenue has made a very large contribution to total profit. However, we note that when non-operating revenue increases suddenly, it will sometimes generate an unsustainable boost to profit. It's worth noting that Mivne Real Estate (K.D) saw a big increase in non-operating revenue over the last year. In fact, our data indicates that non-operating revenue increased from ₪174.5m to ₪494.0m. The high levels of non-operating revenue are problematic because if (and when) they do not repeat, then overall revenue (and profitability) of the firm will fall. Sometimes, you can get a better idea of the underlying earnings potential of a company by excluding unusual boosts to non-operating revenue.

The Impact Of Unusual Items On Profit
Alongside that spike in non-operating revenue, it's also important to note that Mivne Real Estate (K.D)'sprofit was boosted by unusual items worth ₪450m in the last twelve months. While it's always nice to have higher profit, a large contribution from unusual items sometimes dampens our enthusiasm. When we analysed the vast majority of listed companies worldwide, we found that significant unusual items are often not repeated. And, after all, that's exactly what the accounting terminology implies. We can see that Mivne Real Estate (K.D)'s positive unusual items were quite significant relative to its profit in the year to March 2025. As a result, we can surmise that the unusual items are making its statutory profit significantly stronger than it would otherwise be.
Our Take On Mivne Real Estate (K.D)'s Profit Performance
In the last year Mivne Real Estate (K.D)'s non-operating revenue really gave it a boost, but not in a way that is necessarily going to be sustained. Furthermore, unusual items also made a nice positive contribution to its profit, which may well drop next year (all else being equal) if these phenomena are not repeated. For all the reasons mentioned above, we think that, at a glance, Mivne Real Estate (K.D)'s statutory profits could be considered to be low quality, because they are likely to give investors an overly positive impression of the company. Keep in mind, when it comes to analysing a stock it's worth noting the risks involved. Our analysis shows 3 warning signs for Mivne Real Estate (K.D) (2 make us uncomfortable!) and we strongly recommend you look at these bad boys before investing.

Trending Discussion
As a gamer, I would not touch this company now. They are hated by the community and have been releasing major flops on their AAA games during the last 5 years (for good reasons). It is true that the valuation is ridiculously low compared to what the licenses are worth, but if the trend continues the value of those will also decline. Management needs to almost make a 180° turnaround to get things right. I agree that a take-private deal before it is too late might be the best option for an investor entering today. We might also see a split sales of the different studios. It is a very risky play, but potentially with high reward.
