Health Check: How Prudently Does Lai Sun Development (HKG:488) Use Debt?
Howard Marks put it nicely when he said that, rather than worrying about share price volatility, 'The possibility of permanent loss is the risk I worry about... and every practical investor I know worries about.' So it might be obvious that you need to consider debt, when you think about how risky any given stock is, because too much debt can sink a company. As with many other companies Lai Sun Development Company Limited (HKG:488) makes use of debt. But the real question is whether this debt is making the company risky.
Why Does Debt Bring Risk?
Debt assists a business until the business has trouble paying it off, either with new capital or with free cash flow. In the worst case scenario, a company can go bankrupt if it cannot pay its creditors. While that is not too common, we often do see indebted companies permanently diluting shareholders because lenders force them to raise capital at a distressed price. By replacing dilution, though, debt can be an extremely good tool for businesses that need capital to invest in growth at high rates of return. When we think about a company's use of debt, we first look at cash and debt together.
What Is Lai Sun Development's Debt?
The chart below, which you can click on for greater detail, shows that Lai Sun Development had HK$25.4b in debt in July 2025; about the same as the year before. On the flip side, it has HK$3.93b in cash leading to net debt of about HK$21.4b.
A Look At Lai Sun Development's Liabilities
We can see from the most recent balance sheet that Lai Sun Development had liabilities of HK$18.4b falling due within a year, and liabilities of HK$16.4b due beyond that. On the other hand, it had cash of HK$3.93b and HK$371.3m worth of receivables due within a year. So its liabilities outweigh the sum of its cash and (near-term) receivables by HK$30.5b.
This deficit casts a shadow over the HK$944.7m company, like a colossus towering over mere mortals. So we definitely think shareholders need to watch this one closely. At the end of the day, Lai Sun Development would probably need a major re-capitalization if its creditors were to demand repayment. The balance sheet is clearly the area to focus on when you are analysing debt. But it is Lai Sun Development's earnings that will influence how the balance sheet holds up in the future. In the last year Lai Sun Development had a loss before interest and tax, and actually shrunk its revenue by 18%, to HK$4.9b. That's not what we would hope to see.
Caveat Emptor
While Lai Sun Development's falling revenue is about as heartwarming as a wet blanket, arguably its earnings before interest and tax (EBIT) loss is even less appealing. Indeed, it lost a very considerable HK$709m at the EBIT level. Reflecting on this and the significant total liabilities, it's hard to know what to say about the stock because of our intense dis-affinity for it. Sure, the company might have a nice story about how they are going on to a brighter future. But the reality is that it is low on liquid assets relative to liabilities, and it lost HK$2.9b in the last year. So we're not very excited about owning this stock. Its too risky for us. The balance sheet is clearly the area to focus on when you are analysing debt. But ultimately, every company can contain risks that exist outside of the balance sheet.
