Wharf Real Estate Investment (HKG:1997) earnings and shareholder returns have been trending downwards for the last five years, but the stock increases 3.1% this past week

While it may not be enough for some shareholders, we think it is good to see the Wharf Real Estate Investment Company Limited (HKG:1997) share price up 11% in a single quarter. But over the last half decade, the stock has not performed well. In fact, the share price is down 44%, which falls well short of the return you could get by buying an index fund.

The recent uptick of 3.1% could be a positive sign of things to come, so let's take a look at historical fundamentals.

What About Dividends?

It is important to consider the total shareholder return, as well as the share price return, for any given stock. Whereas the share price return only reflects the change in the share price, the TSR includes the value of dividends (assuming they were reinvested) and the benefit of any discounted capital raising or spin-off. Arguably, the TSR gives a more comprehensive picture of the return generated by a stock. As it happens, Wharf Real Estate Investment's TSR for the last 5 years was -31%, which exceeds the share price return mentioned earlier. And there's no prize for guessing that the dividend payments largely explain the divergence!
