It's only natural to consider a company's balance sheet when you examine how risky it is, since debt is often involved when a business collapses. As with many other companies Grand City Properties S.A. (ETR:GYC) makes use of debt. But the real question is whether this debt is making the company risky.

When Is Debt Dangerous?

Debt is a tool to help businesses grow, but if a business is incapable of paying off its lenders, then it exists at their mercy. A Look At Grand City Properties' Liabilities

We can see from the most recent balance sheet that Grand City Properties had liabilities of €308.7m falling due within a year, and liabilities of €4.91b due beyond that. Offsetting these obligations, it had cash of €427.4m as well as receivables valued at €67.5m due within 12 months. So its liabilities total €4.72b more than the combination of its cash and short-term receivables.

The deficiency here weighs heavily on the €1.27b company itself, as if a child were struggling under the weight of an enormous back-pack full of books, his sports gear, and a trumpet. So we'd watch its balance sheet closely, without a doubt. At the end of the day, Grand City Properties would probably need a major re-capitalization if its creditors were to demand repayment.

To be frank both Grand City Properties's net debt to EBITDA and its track record of staying on top of its total liabilities make us rather uncomfortable with its debt levels. But on the bright side, its conversion of EBIT to free cash flow is a good sign, and makes us more optimistic. Looking at the bigger picture, it seems clear to us that Grand City Properties's use of debt is creating risks for the company. If everything goes well that may pay off but the downside of this debt is a greater risk of permanent losses. When analysing debt levels, the balance sheet is the obvious place to start.
