Mustera Property Group (ASX:MPX) Takes On Some Risk With Its Use Of Debt

So it seems the smart money knows that debt - which is usually involved in bankruptcies - is a very important factor, when you assess how risky a company is. We can see that Mustera Property Group Limited (ASX:MPX) does use debt in its business. But the more important question is: how much risk is that debt creating?

Why Does Debt Bring Risk?

Debt assists a business until the business has trouble paying it off, either with new capital or with free cash flow. Ultimately, if the company can't fulfill its legal obligations to repay debt, shareholders could walk away with nothing. However, a more frequent (but still costly) occurrence is where a company must issue shares at bargain-basement prices, permanently diluting shareholders, just to shore up its balance sheet. By replacing dilution, though, debt can be an extremely good tool for businesses that need capital to invest in growth at high rates of return. The first step when considering a company's debt levels is to consider its cash and debt together.

What Is Mustera Property Group's Debt?

The image below, which you can click on for greater detail, shows that Mustera Property Group had debt of AU$18.3m at the end of June 2025, a reduction from AU$30.6m over a year. However, it does have AU$686.7k in cash offsetting this, leading to net debt of about AU$17.6m.

How Healthy Is Mustera Property Group's Balance Sheet?

The latest balance sheet data shows that Mustera Property Group had liabilities of AU$15.2m due within a year, and liabilities of AU$10.8m falling due after that. Offsetting this, it had AU$686.7k in cash and AU$815.2k in receivables that were due within 12 months. So its liabilities total AU$24.5m more than the combination of its cash and short-term receivables.

This is a mountain of leverage relative to its market capitalization of AU$30.7m. This suggests shareholders would be heavily diluted if the company needed to shore up its balance sheet in a hurry.

We measure a company's debt load relative to its earnings power by looking at its net debt divided by its earnings before interest, tax, depreciation, and amortization (EBITDA) and by calculating how easily its earnings before interest and tax (EBIT) cover its interest expense (interest cover). Thus we consider debt relative to earnings both with and without depreciation and amortization expenses.

Mustera Property Group shareholders face the double whammy of a high net debt to EBITDA ratio (115), and fairly weak interest coverage, since EBIT is just 0.016 times the interest expense. That sort of strong cash conversion gets us as excited as the crowd when the beat drops at a Daft Punk concert.

Our View

To be frank both Mustera Property Group's interest cover and its track record of (not) growing its EBIT make us rather uncomfortable with its debt levels. But on the bright side, its conversion of EBIT to free cash flow is a good sign, and makes us more optimistic. Looking at the bigger picture, it seems clear to us that Mustera Property Group's use of debt is creating risks for the company. If all goes well, that should boost returns, but on the flip side, the risk of permanent capital loss is elevated by the debt. The balance sheet is clearly the area to focus on when you are analysing debt. But ultimately, every company can contain risks that exist outside of the balance sheet.
