Need To Know: IREIT Global (SGX:UD1U) Insiders Have Been Selling Shares
It is not uncommon to see companies perform well in the years after insiders buy shares. Unfortunately, there are also plenty of examples of share prices declining precipitously after insiders have sold shares. So before you buy or sell IREIT Global (SGX:UD1U), you may well want to know whether insiders have been buying or selling.
What Is Insider Buying?
It's quite normal to see company insiders, such as board members, trading in company stock, from time to time. However, most countries require that the company discloses such transactions to the market.

Over the last year, we can see that the biggest insider sale was by the insider, Jinquan Tong, for S$25m worth of shares, at about S$0.49 per share. That means that an insider was selling shares at slightly below the current price (S$0.65). As a general rule we consider it to be discouraging when insiders are selling below the current price, because it suggests they were happy with a lower valuation. However, while insider selling is sometimes discouraging, it's only a weak signal. It is worth noting that this sale was 57% of Jinquan Tong's holding. The only individual insider seller over the last year was Jinquan Tong.
In the last twelve months insiders purchased 35.52m shares for S$17m. On the other hand they divested 51.14m shares, for S$25m. Insider Ownership
For a common shareholder, it is worth checking how many shares are held by company insiders. A high insider ownership often makes company leadership more mindful of shareholder interests. Insiders own 11% of IREIT Global shares, worth about S$70m. We've certainly seen higher levels of insider ownership elsewhere, but these holdings are enough to suggest alignment between insiders and the other shareholders.
