Sunway Real Estate Investment Trust Announces Resignation of Ng Bee Lien as Chief Financial Officer, Effective June 1, 2026 Sunway Real Estate Investment Trust announced that Ms Ng Bee Lien tendered her resignation as Chief Financial Officer of the Manager for Sunway REIT, with effect from June 1, 2026. Ms Ng Bee Lien is 53 years old, female, and Malaysian. Accordingly, she has tendered her resignation as Chief Financial Officer of the Manager for Sunway REIT, with effect from 1 June 2026. Ms Ng will be transitioning to Sunway Group as part of an internal group restructuring exercise. Ms Ng holds a professional qualification as Chartered Accountant from the Malaysian Institute of Accountants and a Bachelor of Commerce, Majoring in Finance from the University of Western Australia. Ms Ng began her career as an auditor with Ernst & Young from 1994 to 1997 before joining Muhibbah Engineering (M) Bhd in 1997. In 2005, she joined Sunway Construction Group and played a pivotal role in leading Sunway Construction Group Berhad to its successful public listing in 2015. She was subsequently appointed as CFO in 2016, a position she held until 2022 when she joined Sunway REIT. Ms Ng was appointed as the Chief Financial Officer of Sunway REIT Management Sdn Bhd with effect from July 1, 2022. Following the resignation of Mr. Clement Chen Kok Peng as CEO of Sunway REIT Management Sdn Bhd, Manager for Sunway REIT on June 16, 2025, Ms Ng was appointed as the Acting CEO to provide interim leadership pending the appointment of a permanent successor. Upon the appointment of Mr. Derek Teh Wan Wei as CEO of the Manager for Sunway REIT on December 1, 2025, Ms Ng resumed her role as CFO. Reported Earnings • May 14
First quarter 2026 earnings released: EPS: RM0.032 (vs RM0.029 in 1Q 2025) First quarter 2026 results: EPS: RM0.032 (up from RM0.029 in 1Q 2025). Revenue: RM226.5m (up 2.0% from 1Q 2025). Net income: RM114.8m (up 16% from 1Q 2025). Profit margin: 51% (up from 44% in 1Q 2025). The increase in margin was primarily driven by lower expenses. Revenue is forecast to grow 1.6% p.a. on average during the next 3 years, compared to a 5.2% growth forecast for the Retail REITs industry in Malaysia. Over the last 3 years on average, earnings per share has increased by 24% per year but the company’s share price has only increased by 17% per year, which means it is significantly lagging earnings growth.
