These 4 Measures Indicate That PSP Swiss Property (VTX:PSPN) Is Using Debt Extensively

How Healthy Is PSP Swiss Property's Balance Sheet?
The latest balance sheet data shows that PSP Swiss Property had liabilities of CHF763.0m due within a year, and liabilities of CHF3.51b falling due after that. On the other hand, it had cash of CHF15.9m and CHF30.6m worth of receivables due within a year. So its liabilities outweigh the sum of its cash and (near-term) receivables by CHF4.22b.
This is a mountain of leverage relative to its market capitalization of CHF4.58b. This suggests shareholders would be heavily diluted if the company needed to shore up its balance sheet in a hurry.

This means that unless the company has access to very cheap debt, that interest expense will likely grow in the future. Our View
We feel some trepidation about PSP Swiss Property's difficulty net debt to EBITDA, but we've got positives to focus on, too. For example, its interest cover and conversion of EBIT to free cash flow give us some confidence in its ability to manage its debt. We think that PSP Swiss Property's debt does make it a bit risky, after considering the aforementioned data points together. Not all risk is bad, as it can boost share price returns if it pays off, but this debt risk is worth keeping in mind. There's no doubt that we learn most about debt from the balance sheet. But ultimately, every company can contain risks that exist outside of the balance sheet.
