Since then, the company has steadily expanded its asset base, and the total acquisition cost (Note 1) of its properties has increased from 49,021 million yen (11 properties) at the end of the first fiscal year (April 30, 2003) to 295,266 million yen (62 properties, including one preferred equity certificate) as of the end of the current fiscal year (April 30, 2026). This investment corporation aims to secure stable returns over the medium to long term by diversifying its investments in real estate primarily used for office and residential purposes, with its investment area centered on the Tokyo economic zone (Note 2). Since its first fiscal period in April 2003, it has distributed profits 46 times up to the 46th fiscal period of the previous fiscal year.
