The calculations below outline how an intrinsic value for Getty Realty is arrived at by discounting future cash flows to their present value using the 2 stage method. We try to start with analysts estimates of free cash flow, however if these are not available we use the most recent financial results. In the 1st stage we continue to grow the free cash flow over a 10 year period, with the growth rate trending towards the perpetual growth rate used in the 2nd stage. Mr. Christopher J. Constant, also known as Chris, has been the Chief Executive Officer, President and Director at Getty Realty Corp. since January 1, 2016. Mr. Constant served as Chief Financial Officer since December 2, 2013 until December 31, 2015 and served Vice President and Treasurer of Getty Realty Corp since May 2013 and May 2011. He joined Getty Realty Corp in November 2010 as the Director of Planning and Corporate Development. He served as Vice President of New York Operations at Morgan Joseph & Co. Inc. (AKA Morgan Joseph TriArtisan LLC) and joined Morgan Joseph & Co. Inc. in July 2001 and served as its Associate and was an Analyst in its Corporate Finance department. Mr. Constant served as Director of Planning and Assistant Vice President of Getty Realty Corp. from May 2012 to December 2, 2013 and served as its Vice President from May 2013 to December 2, 2013. Mr. Constant spent more than 10 years in investment banking in New York. Mr. Constant began his career as a Financial Analyst in the Corporate Finance department of ING Barings LLC. He received a Certificate in Business from the McDonough School of Business at Georgetown University. Mr. Constant received an A.B. in Political Science from Princeton University.
