Investing in CoreCivic (NYSE:CXW) five years ago would have delivered you a 118% gain
It hasn't been the best quarter for CoreCivic, Inc. (NYSE:CXW) shareholders, since the share price has fallen 15% in that time. But that scarcely detracts from the really solid long term returns generated by the company over five years. In fact, the share price is 118% higher today. To some, the recent pullback wouldn't be surprising after such a fast rise. Of course, that doesn't necessarily mean it's cheap now.
Let's take a look at the underlying fundamentals over the longer term, and see if they've been consistent with shareholders returns.

During five years of share price growth, CoreCivic actually saw its EPS drop 12% per year.
Essentially, it doesn't seem likely that investors are focused on EPS. Because earnings per share don't seem to match up with the share price, we'll take a look at other metrics instead.
We are not particularly impressed by the annual compound revenue growth of 0.3% over five years. So it seems one might have to take closer look at earnings and revenue trends to see how they might influence the share price.

We're pleased to report that CoreCivic shareholders have received a total shareholder return of 61% over one year. Since the one-year TSR is better than the five-year TSR (the latter coming in at 17% per year), it would seem that the stock's performance has improved in recent times. In the best case scenario, this may hint at some real business momentum, implying that now could be a great time to delve deeper. I find it very interesting to look at share price over the long term as a proxy for business performance. But to truly gain insight, we need to consider other information, too.
